There are lots of cul-de-sac's out there in Victoria in which the homes had been built simultaneously and all sorts of with a cedar or even asphalt roofing with similar guarantee as well as environmental problems. The home are generally built with the same style and also have the same ventilation problems then when it's time to substitute your neighbors then its time for you to replace your own..

Roof Lines by nomm de photo

New building roofing Victoria two decades ago came with in regards to a 20 year guarantee. The majority of roofs start to drip soon after the twenty 12 months tag as well as suddenly the entire street gets their rooftops replaced. Whenever a Victoria roofing estimator comes to your house and you're simply on good terms together with your neighbors maybe you could convince your own neighbours to get a roofing estimate as well. Most Victoria roofing Contractors will offer two estimations. The first is the actual estimation if only you were to replace a person house on it's own in the street. Another estimate is for you and also the actual neighbors which have opted for a estimate too, for those who have persuaded your neighbors to do this.

Victoria roofing Contractors can save profit two main areas whenever several roofing. One in the actual shipping price of the types of materials is actually greatly reduced whenever a roofing company can get 3 homes in one shipping. The second reason is the actual wastage, movement associated with waste is what is expensive and ensuring the actual wastage is moved collectively allows the actual Victoria Roofing Company to reduce the buying price of your brand-new roof. Whenever neighbours get a new roofing task carried out collectively this provides future property owners to do the same in thirty years whenever your brand new roofs obtain aged.

Find the Best Victoria Roofing Contractor

My home is Victoria as well as know how hard it's to locate a decent service provider to work in your house. All of them seem real very first and they all promise the world. Regrettably there are some that actually provide on these types of promises.

Roofing contractors aren't any exception and want to do your research to be able to weed out the great ones from the bad ones.

The rooftop is a vital element of any house. This is your primary hurdle of numerous of the elements found outdoors. If you have a leaking roof you could discover yourself putting plenty of pans and pots all through your home to trap the water. If your roofing will get really bad additionally you danger it caving within at one point.

Luckily if your roofing is built the proper way it will last for a number of years. There are even some roofs that are each so good they are able to last for half a century.

Finding a reliable roof covering organization within Victoria and also you require this kind of work carried out is of the utmost importance. You would like someone who is likely to provide you with a reasonable bid, get the job done in a timely manner, and employ regular or over typical supplies.

This is the objective you just have to good the roofing for an region who's willing and able to get it done.

Here are a few things that I personally might look for and can make an application for not only Victoria, but every area in the country:

When i first like to begin with referrals. I know I'm not alone who has a home and that i wish to ask others their own opinion however had roof covering function done before me personally. Buddies, family members, colleagues, associates, and folks you realize will often not really drive you incorrect. They are able to make use of a immediate you to a person who has been doing a fantastic job on their behalf. Unless an individual isn't keen on you these were usually not recommend the roof covering organization in Victoria who has done substandard function.

Next, you need to get at minimum three estimations. Roofing work is expensive naturally and you desire a service provider who's going to give you a fair and sensible price. Bear in mind even a reasonable and sensible quote is going to be higher. Comprehend as well which roof covering companies pay a few of the greatest insurance rates out of any kind of business within the nation. Because the function done roof covering Contractors workers compensation rates are about five times greater than other such as companies. It's not unusual for this type of company to pay for $30 in workers compensation rates for each 100 bucks these people shell out in payroll. These costs have to be forwarded to the customer. Therefore, when you are getting an offer from a roofer understand that at least 30 in order to 40% of what he is getting you is simply to pay for admin as well as insurance charges. A person who sends in for you and extremely reduced bet is probably uninsured were not covered whatsoever.

Every thing should be written on the contract. Including the materials for use in your home and the time that it will require to install all of them. Don't leave something as a spoken contract. You have to be able to precisely assess what you had been getting for the cost you are paying making an informed decision. Once the estimators arrive they'll try to lure you into putting your signature on something immediately. Do not do it. You'll need 3 estimations, side by side in your table, and you need to take the time to see them each very carefully such as the small print.

Finally, check up on a Victoria's roofing Contractors experience and reputation. You would like them to possess enough encounter in order to get the job done. Optimally, you want a company that's been neighborhood and nothing can shock all of them. Should they have existed for at least 5 years they will have a reputation of either performing excellent work are now being con artists. The best individuals to request the local contractors. Even when it is their rival a business owner had been usually not speak poor about an additional organization unless of course he truly seems he is doing treatment terrible work. You should consider asking roofing providers that believe that is the greatest. They work with hundreds the roofer's every month and are inside a great position to give you within information.

Fundamental essentials 3 products I'd look for when selecting my roofing contractor. I'm picky concerning the individuals I choose to do business along with and you ought to end up being fussy as well. You cannot depend on the Contractors yellow page ad to tell a person what they're about. Each and every company states of the the best. Roofing Contractors are no exception and sometimes accompany what are the largest phone book advert of the most popular crooks.

Do your homework and you should manage to find a decent Victoria roofing business. Take your time and don't allow anybody hurry you. Opt for your own gut and don't invest your hard earned money along with anyone you are feeling uncomfortable with

The best roofer Victoria is right at the doorway action if you do your due diligence and completely examine a corporation's history and status. This will be sure you do not get sold on something you do not need or even doing business with the con artist.

Make sure you get more information at more info about Victoria roofing companies.

In February of 2007, 83.24 percent of users visiting TechCrunch did so from a Windows machine. One year later, in February 2008, the stranglehold remained firm at 80.44 percent. In February 2009, the number was at 74.04 percent. Last year, it was 61.59 percent. And this year? The number of people visiting our site from Windows machines dipped to 53.84 percent.

The writing is on the wall.

Look at those numbers again for a second. In four years, Windows share among TechCrunch readers has fallen 30 percentage points. That’s incredible.

The knee-jerk reaction in the comment section will likely be something like “it’s because you guys cover Apple so much”. But the fact of the matter is that Macintosh share, after rising for three of those four years, fell last year as well. It’s the mobile devices — specifically the iPhone, iPad, and Android devices — that are eating away at Windows.

In fact, if the trend over the past four years continues at about the same pace, in two years, devices made by Apple (Macs, iPhones, iPod touches, and iPads) will surpass devices that run Windows as the top visitors to TechCrunch. And depending on how popular the iPad 2, iPhone 5, and OS X Lion are, it could easily happen next year.

Here are the broken down numbers:

Feb 2007

  • Windows: 83.24%

  • Mac: 13.59%

  • Linux: 2.51%

Feb 2008

  • Windows: 80.44%

  • Mac: 15.15%

  • Linux: 2.97%

  • iPhone: 0.77%

  • iPod: 0.15%

Feb 2009

  • Windows: 74.04%

  • Mac: 20.48%

  • Linux: 3.01%

  • iPhone: 1.60%

  • iPod: 0.28%

  • Android: 0.09%

Feb 2010

  • Windows: 61.59%

  • Mac: 28.62%

  • iPhone: 4.07%

  • Linux: 3.49%

  • Android: 0.87%

  • iPod: 0.53%

Feb 2011

  • Windows: 53.84%

  • Mac: 27.64%

  • iPhone: 6.72%

  • iPad: 3.44%

  • Linux: 3.28%

  • Android: 3.06%

  • iPod: 0.62%

While even the last batch of stats shows that Windows still has a nice cushion over number two, Mac, if you add the Apple products put together, it’s a different story.

  • Feb 2007: 13.59% Apple products

  • Feb 2008: 16.07% Apple products

  • Feb 2009: 22.36% Apple products

  • Feb 2010: 33.22% Apple products

  • Feb 2011: 38.42% Apple products

In the four year span, Apple has added 25 percentage points to their share among TechCrunch readers. That nearly all of the 30 percentage points that Windows lost in that same span (Android’s growth pretty much fills in the rest).

So it currently stands at Microsoft’s 53.84 percent versus Apple’s 38.42 percent. Again, a big year for iPad, iPhone, and Mac could mean a changing of the guard as soon as next year. But unless something drastic changes, you can be sure that Apple will be dominant among TechCrunch readers in two years.

The latest rumors have Windows 8 showing up sometime in mid/late 2012. But the fact of the matter is that Windows 7, much more widely praised than the disaster that was Vista, hasn’t helped Microsoft buck this trend among our readers. Perhaps they’re only hope of gaining back share at this point is Windows Phone. So far, that hasn’t been going too well. Nokia should help that, but will it be enough to offset the Windows losses?

Humorously, Microsoft’s best hope for not falling to Apple may well be Android. If Google’s platform continues to make gains, it could prolong Apple passing Microsoft.

But again, Apple has iPhone 5, iPad 2, and OS X Lion on the immediate horizon — all within the next few months. And then there’s the very real possibility of another iPad in the fall.

The iPad 2 and iPhone 5 are likely to push the Apple share forward immediately. But don’t sleep on OS X Lion either. The early indications are that Apple has indeed made it much more iOS-like. That means millions of iPad/iPhone/iPod touch owners who have traditionally been PC users, are going to feel a lot more comfortable on a Mac than ever before.

And a new PC-to-Mac data migration system built in to Lion will only help that.

OS X Lion is going to feed off of iOS users, and vice versa. And the Mac ecosystem is going to continue to expand. Just as happened in the browser world with Chrome taking over, a transition is happening among TechCrunch readers in the ecosystem space. The numbers don’t lie. And Microsoft better pray that our readers aren’t leading indicators of overall trends in the space — which is exactly what you have been in the past.

With few surprises, techies were underwhelmed with Apple’s iPad 2 announcement, but I’m confident that consumers will be thrilled with the product. Apple already had a massive lead in the consumer tablet market it created, and these “underwhelming” upgrades should keep the company comfortably ahead. Apple has given competitors an opening by sticking to 3G, and it did not further pressure them with a lower entry price point or higher-resolution display. However, Apple has three critical advantages.

1. Brand: When consumers are thinking about tablets, they say they are buying an “iPad,” not a “tablet.” The iPad was already the category and volume leader, and the iPad 2 builds on that. In this respect, Apple actually benefits from the crowd of new tablets hitting the market. If there were only one or two strong competitors, consumers would be able to weigh the pros and cons of each offering, but with dozens and dozens of options hitting the market over the next few months, decision paralysis can set in and many consumers will throw up their hands and make the “safe” choice: the iPad.

2. iTunes: The iPad is still the only tablet on the market with a huge digital marketplace for movies, TV shows, and music. Some competitors are taking steps in this direction (e.g., Samsung’s Hub), but iTunes remains a significant competitive advantage.

3. App Store: If all you want to do is browse the Web and check e-mail, any tablet will probably suffice. However, Apple has an enormous lead in purpose-built apps. The Android ecosystem is strong and app availability should improve significantly over time, but the iPad 2 is considerably more versatile than any of its competitors right now, and it appears unlikely to lose its lead any time in the near future.

So if you are competing with Apple, what should you do? Rather than copying Apple’s products, copy its old advertising tag line and Think Different.

Apple’s brand is focused on creative types (or those who aspire to be), which is why it spends so much effort creating things like GarageBand. Competitors should target IT managers, knowledge workers, outdoorsy people, or some other group and build software and hardware combinations better suited to those use cases. Of course, this will take imagination and the ability to tie hardware, software, and services together to build unique experiences. There are some companies thinking outside the box (HTC and RIM have clearly differentiated products on their roadmaps), but for the vendors who are trying to out-Apple Apple… good luck. Here are some pointers, you’re going to need them:

• Based on Apple’s financials, it is clear that the iPad with WiFi is Apple’s volume product and 3G versions are merely gravy. Why is the competition only targeting the gravy?

• iTunes remains a significant competitive advantage for Apple – I cannot easily explain to novices how to get a movie onto the XOOM. Rivals need an “iTunes” of their own, but having one just achieves parity with Apple, so partnering is an acceptable approach. However, half measures are not enough; digital media stores must include movies (including rentals) and TV shows and music. If multiple partners are used, the tablet vendor still needs to provide a common interface and single account/billing relationship.

• Nintendo has a significant base of game developers targeting the 3DS; if you cannot muster equivalent resources (for gaming, media playback, or some other use), adding 3D to your tablet is just a gimmick.

• Apple’s rivals can compete on 4G, higher-resolution displays, or a lower price. Even speed is a potential differentiator from a technical perspective; NVIDIA has quad-core processors sampling this month, so rivals could build even faster tablets for this holiday season. However, I must still caution vendors that all of these factors are irrelevant if consumers do not want your product.

In our second installment of The Business of Blogging, we speak to the uber-talented Tommy Ton, founder of Jak & Jil and streetstyle photographer for Style.com and GQ.com

PARIS, France — “It was the summer of 1997 and I was 13 years old,” recalls Tommy Ton, now 27, describing the moment when a self-professed comic book nerd from the suburbs of Toronto first became interested in fashion. “My sister asked me to record Fashion Television and all of a sudden Tom Ford comes on and talks about women, and his idea of sex. He was so eloquent in his choice of words. It was love at first sight.”

From that moment, Mr. Ton embarked on what has been described as a something of a fairytale, becoming the world’s most influential street style fashion photographer today. But achieving such success is rarely that simple — or easy.

More than just a skilled photographer with a good eye and encyclopedic knowledge of fashion, Ton has proven himself to be a savvy digital operator with a potent mixture of ambition, work ethic and strategic thinking that has enabled him to discover and hone in on his special talent. His humility throughout it all has endeared him not only to the stylish women he has made famous, but also to fellow fashion bloggers and his growing list of paying clients.

Yes, Tommy Ton is building a business, and he’s proud of it.

At first, Mr. Ton says he simply became infatuated with fashion. “I’d bike to the library, tear out ad campaigns, and make collages of Gucci and Versace,” he explains over dinner during Paris Fashion Week. At age 15, he interned with the Toronto designer Wayne Clark and then in the women’s accessories department of Holt Renfrew, Canada’s leading luxury department store.

From the beginning, Ton has been a fervent but charming networker, not afraid to approach and build relationships with the industry’s top players. “I made an effort so Barbara Atkin knew who I was,” he says, referring to the Holt Renfrew’s highly-respected fashion director. This ultimately landed him a gig in the store’s buying office, furthering his understanding of the fashion business, but still not quite sating his fashion appetite.

“I was there in the Summer of 2004 when web magazines first started popping up,” he says. Ton started taking classes in digital photography and met with friends who did graphic design, before deciding to start Jak & Jil, which was initially conceived in 2005 as a lifestyle website focused on the product and people in Toronto.

“Then my guardian angel came along,” says Ton, referring to Lynda Latner, proprietor of vintagecouture.com. “She hired me because she saw my site and thought I could help her.”

In 2007 when Latner offered to send Ton to Europe to attend the shows in London and Paris, he had his first opportunity to experiment with street photography during fashion week, a trend which was just beginning to take off due to the pioneering work of Scott Schuman and Garance Doré.

“My first show in Paris was Balmain. I had no idea what Balmain was at the time, or what it was going to be, but all the girls were in that that show, like Daria, Irina, and Anja, and they played the Cure on the soundtrack. As soon as that show was done, it was raining outside…and I was dancing in the rain. I just felt so uplifted. I could not believe what fashion could do for you,” recalls Ton nostalgically. “To have that moment in Paris, at your very first show…it was magical.”

Using his “Canadian connections,” Ton also managed to get into Chanel, YSL, Dries van Noten and Rick Owens that first season. But in all the excitement, Ton says he didn’t know who or what to shoot. “I just shot what I thought was visually amazing. I didn’t know who Emmanuelle Alt was, or Kate Lanphear or even Anna Dello Russo.”

Almost immediately after this first trip, the Canadian fashion media took note of Ton’s photography, beginning with Flare magazine editor Lisa Tant. “Because of that trip, I got a page in Flare which gave me a validated reason to go back,” he says.

By 2008 Ton was already seeking a way to stand out from the growing hordes of photographers outside the shows who were mostly aping Schuman’s photographic style. “I thought, ‘I’m so tired of taking head-to-toe shots. No one can touch Scott at those photos — he is the king.’ I wanted my photos to stand out. That’s when I stated taking the candid shots.”

Ton’s landscape-style images focused in on the little details that caught his well-trained fashion eye — a towering Louboutin stiletto here, a pop of colour there on his favourite subjects as they walked into the shows. He rarely asked them to pose. Ton was developing a photographic style that that has now become instantly recognisable as his own, capturing the raw energy and excitement of fashion week. Fellow blogger Tavi Gevinson later remarked, “You always know what a Tommy Ton photograph looks like.”

He re-purposed Jak and Jil into a blog, and started posting two or three of his new style of photographs each day. This caught the attention of influential bloggers like Susanna Lau of Style Bubble and Rumi Neely of Fashion Toast, who helped to spread the word.

Two and half months later, Ton received an email from the head of marketing at Lane Crawford in Hong Kong, asking him to shoot their Spring/Summer 2009 campaign.

“I said yes, but I didn’t even know what my worth was,” says Ton. “After talking to my business friends in the industry, I threw a figure at Lane Crawford. It was a bit too much, but we negotiated, and I was proud of myself because I was able to get an amount that I was satisfied with and which they were willing to pay.”

With his reputation spreading, Ton’s confidence began to grow. “During the Fall/Winter 2009 season, people started to know who I was. Scott [Schuman] actually knew my work. I was officially blogging and shooting for Lane Crawford at the same time. That was the season I knew what I was doing, and I knew what I wanted to shoot. It was the beginning of something.”

Another important shift came the following season in Milan, when Ton was seated in Dolce & Gabbana’s front row, alongside Doré, Schuman and Bryanboy, an image that was plastered in the fashion media around the world, signalling the arrival of fashion bloggers. “That was a huge moment. It was all due to Anna Dello Russo. She was the one who told Domenico and Stefano: ‘These are the people who are changing things.’”

From then on, the front row tickets came in fast and furious. Everyone wanted Ton to shoot at their shows, knowing his images would be seen by thousands of fashion enthusiasts and influencers around the world. The New York Times, The Boston Globe, and others came calling. “They were emailing to buy photos,” he says.

Ton went from ultimate fashion outsider to insider almost overnight.

But the real turning point came a few weeks earlier when Style.com’s editor-in-chief Dirk Standen asked Ton to step into the formidable shoes of Scott Schuman, whose own photography career had gone stratospheric, in no small part due to the platform given to him by Style.com. Schuman had decided to leave Style.com to focus on other projects, and Ton now had the most high-profile streetstyle photography gig in the business.

“Being associated with Style.com is a huge deal for me. It’s what everyone looks at every day. People go to Style.com like you brush your teeth in the morning. It’s something you just do,” enthuses Ton.

By now, the time had come for Ton to seek professional representation. An introduction to elite agency The Collective Shift—which also represents top fashion photographers Inez and Vinoodh and super-stylist Melanie Ward—instantly felt like the right fit. Ton also signed on Trunk Archive to act as his image licensing agency, removing the burden of negotiating image rights and contracts on his own and dramatically increasing what he could earn from selling his images to the likes of American Vogue, Elle UK, and Vogue Nippon.

“Before, I was underselling myself, getting about $50-100 per image.” Today, Ton reports that he can earn from as little as $100 up to $2000. “The the thing I’ve learned is that you have to really consider whether it’s a one page image or a ½ page image or ¼ page image. It’s a really big deal when it’s one image over two pages in Grazia for example, whereas if it’s ⅛ of a page in Vogue, it is much less. I’m lucky to have Trunk Archive to deal with all that now.”

But image licensing only makes up about 30 percent of the revenue he earns. The remaining 70 percent comes from a variety of projects, including his gigs for Style.com, GQ.com, but also for retailers and brands such as Topshop, Selfridges, Sergio Rossi and Saks 5th Avenue.

Ton says he has made an intentional decision not to have advertising on his site. “It’s an association with your brand. I didn’t want my blog to be associated with any type of branding,” he explains.

But would he ever take pay for editorial placement on Jak & Jil itself? “Yes,” he says matter-of-factly. “But that requires a discussion between my agent, my client and me. The thing about the development of the Tommy Ton brand and the Jak & Jil brand is that everything is strategically selected and carefully monitored. We have to see potential growth in it, and understand what’s in it for us.”

When pressed on the criteria he uses for this kind of paid content, so as not to alienate his audience, he pauses to think. “It’s definitely gut instinct. It just has to be of the moment and relevant for the time.” His readers shouldn’t be able to tell the difference, he says, because the images he creates would be the kind he would post anyway. The standards are the same, and the images are just as powerful.

All the same, Tommy Ton also realizes this is his moment and it may not last forever. “I don’t even know if I will be able to earn the money I do now in a few years. I don’t know if I will be relevant or not. I am just lucky that people want to associate with me and their brand right now.”

And what about all that competition from the hundreds of streetstyle bloggers outside the shows? “You always have to stay on top of your game, and the only way to do that now is to have exclusive content,” he asserts. Recently, Ton has been invited to shoot behind-the-scenes at the Proenza Schouler studio and the Victoria’s Secret fashion show.

“I’m not making any money from it, but it gives me access no one else would have. I take a lot of pride in that. I am so, so happy I am invited to do these things,” he says, recalling that 13 year old kid watching Tom Ford on TV back in Toronto. “In some ways I still feel like an outsider, even though I am acknowledged by these designers. I am still in awe of what is going on.”

It looks like women have caught up with men in numbers in the workplace. For the first time in history, women in the USA now outnumber men in the workforce, and there are now more women in supervisory positions than there are males. The question is whether they will handle the downside of working any better than men.

According to an article by Ella L. J. Edmondson Bell, Ph.D., titled The 21st Century Workplace -- Are Women the New Men?, the economic downturn has hit men harder. They held nearly 80 percent of jobs that have been lost during what is now being called the "mancession." Will women now inherit the stress, pressure, exhaustion, burn out and heart attacks commonly associated with male leaders in business?

Some predict that this new female-dominated workplace will mean a softening of the corporate culture, with more benevolent leaders. Others foresee just the opposite. Ella says many women don't want to be seen as "soft" -- and others simply aren't. No one would call Carly Fiorina, the head of Hewlett Packard from 1999 to 2005, a wilting lily. According to her memoir, Tough Choices, she was sometimes referred to as Chainsaw Carly.

All of this is especially relevant on the entrepreneurial side, since statistics show that women are starting businesses at more than twice the rate of their male counterparts. Some would argue that the growing success rate of women entrepreneurs shows that they are resourceful, and better able to succeed, despite the odds.

While I'm sure we will continue to see progress on the female side, I predict that they will struggle with the same major challenges faced today by men. These include:

  1. Funding your dream. Raising money is hard, whether you are counting on friends, investors, or banks. I rarely see women at angel investment groups, either asking for money, or offering to fund new ventures. Men seem more focused on this one.

  2. Need for increased confidence and mindset skills. Many women and men are paralyzed by perfection, plagued by pessimism, and the need to satisfy others, rather than themselves. We need more women leaders.

  3. Motivation to succeed. Every entrepreneur needs to love what they do, and believe so strongly in their product or service that they can weather the tough times. On this one, it's easy to spot the ones with passion, from either gender.

  4. Manage time and priorities. Women, often more than men, try to do too much. It's hard to balance the continual demands of the business, personal relationships, and home life. Every entrepreneur needs to prioritize the important tasks ahead of urgent tasks.

  5. Never stop learning. After you start your business, the learning really begins. True entrepreneurs look at failures as their best learning experiences. Networking, and using your network is the next most important element of learning.

I don't see any challenges which are so gender specific that they can't be overcome by any entrepreneur. Yet I don't think women should be convinced that the battle for equality is almost over. There is still the question of why there are so few women in high places, and why the average income for women in business is about 68% of men's income.

What I am hoping is that women will not just be the new men, and suffer from the same maladies and limitations. I'll be looking for women to create the "new business culture" that every worker wants -- better role definitions, more effective and productive leadership, and better work-life balance. That would make women entrepreneurs the new women, rather than the new men!

Making Money Work

By Richard Smith, a recovering capital markets IT specialist

Housing Wire’s Paul Jackson has another post up continuing his row with Yves over securitization chain of title issues. It presents itself as a rebuttal of her previous post, about an Alabama trial court decision that Jackson deems to be a significant defeat, but which Yves and more recently Adam Levitin have argued is both insignificant and not very relevant.

Normally I’d leave the two of them to slug it out. However, Jackson’s weekend submission, in which he says he is “going to address her latest talking points” piqued my interest. Rather than addressing any of the substance of the post itself, he mounts a bizarre attack on the motives of the attorneys behind the Alabama case, based on a pretty peculiar interpretation of one of Yves’ comments to the post. The comment:

Are you kidding? Each side spent over $250K on this case. Trials where you are making real legal arguments, as opposed to presenting papers for a judge to approve, are costly. And Alabama billing rates are a lot lower than in other states. For borrower’s counsel, since the borrower has no money, the “spent” is what their time was worth plus hard dollar expenses (experts witnesses and so on). They are out the real out of pocket real costs.

The banks’ lawyer gets paid, so yes, this is an epic fail for the bank. I’ve mentioned this in other posts. The more borrowers fight cases, the more loss severities are gonna rise. Investors already are losing 70% on the average foreclosure and housing prices are projected to fall further in most states this year. If on top of that they start having more cases with 300% losses on foreclosure, investors might wake up and finally do something a lot more serious to pressure servicers.

Sooo…bank attorneys run up a tab fighting a foreclosure in a pretty obscure courthouse, that results in a 300% loss to investors, when all the borrower’s attorney wanted was the house back and a loan modification. The big numbers are the result of the bank attorney’s posture, and of eleventh hour moves that many judges would have rejected: introducing an allonge on the eve of the trial. This was clearly a bad economic result for the borrowers’ attorney! It was not hard to see that the trial had become a war of escalation, with the bank’s attorney in an ideal position to up the ante. The post makes clear that unlike the bank’s lawyers, borrower’s counsel was “out”, in hard dollar terms, vastly less than the total, which would have to include the opportunity cost of unpaid for billing time.

For Jackson this somehow becomes the basis for a statement of his worldview: that everyone is greedy, ergo these attorneys must be too! In his own words:

Morality and the accompanying emotions to that noble love of justice are simply a varnish for the fires of greed. In other words, everything is about the money, and if you can find a viable angle to make more of it than someone else. And I mean everything.

Taking guidance from this exceedingly dubious, indeed self-refuting claim (if it’s all about the money, we can’t trust Jackson either, can we?) is quite foolish. In fact Jackson doesn’t really believe it either: elsewhere in his oeuvre, we find a bizarre exception to his rule:

Believe it or not, mortgage servicing is a noble industry. Or, at least, it’s supposed to be. Even in managing borrower defaults and repossessing property, there is something noble to the work, underneath it all — and it comes from following the law, enforcing contracts, ensuring that our nation’s system of property rights maintains its integrity for all Americans.

Though it could be that he’s just slapping a spot of varnish, on some fires of greed, for the money; I do hope that varnish isn’t flammable, Mr Jackson, or you may decide you are underpaid.

At any rate, armed only with his distractingly inept imagery and his defective moral compass, Jackson sets out on a fishing trip, in his latest, and gets hopelessly lost almost immediately:

Yves tries to suggest that in writing about the Congress case I was claiming “Mission Accomplished,” attempting to associate me with an infamous Dubya moment during the far-from-over war in Iraq. Nothing could be further from the truth.

If you have the attention span of a gnat, you might take this at face value. On the other hand, the very next sentence says this:

Yves spends a fair amount of time suggesting that the effect of the Congress case elsewhere will be muted, if it has any effect all. In attempting to minimize the relevance of this case, however, what she misses is an important reality: that the defense here saw fit to mount one in the first place.

So make your mind up, Mr Jackson: is the case widely relevant or not?

Or was the choice of court and case, perchance, simply something of a goof by some attorneys looking to develop a theory that might have more lucrative applications? That’s one sensible conclusion you could draw, and a basic step in puzzling that out, that does not even occur to Jackson, is doing some minimal research and actually looking up the plaintiff’s lawyers. And the idea that deep pockets types would go to of all places Alabama, not exactly known for cutting edge jurisprudence or friendliness to consumers, and hire two no-name attorneys to represent a black borrower, is beyond belief. If you are Jackson, though, you skip the homework, or the sanity check, and go for the ASF paranoia:

In many ways, the plight of the distressed borrower is a convenient lever to pull if — for example— you’re a buyside Wall Street firm that decided to load up with cheap nonagency mortgage-backed securities in the wake of the market’s collapse, betting on a mechanism that could open the door to damage claims and settlements worth more than the securities themselves. Or maybe a mortgage insurer looking for novel ways to repudiate claims en masse.

I’m not at all suggesting that’s what went on here…

I have a suggestion straight back at Mr Jackson: if you want to not suggest something, the best way is simply not to make the suggestion. Otherwise, it looks as if you’re trying to have it both ways.  Keeping the accusation vague is a smart move, admittedly, if you happen to be a bit clueless and not very brave. Bill Gross for one has made the trade that Jackson mentions, but does Jackson actually mean Bill Gross? He doesn’t say. Perhaps he doesn’t want Bill Gross on his case.

Yves by contrast doesn’t care a bit, roundly dissing Mr Gross’s self interested utterances. Ultimately, Jackson is too vague to be interesting here: it’s just a smear. As for the mortgage insurer theory: there’s no evidence for that either; just Tom Adam’s prior employment history and his occasional contributions at this blog. Mortgage insurers can make claims directly, on the very same theory that Naked Capitalism and the Congressional Oversight Panel have discussed. They have no reason to test a theory on a case in a largely irrelevant jurisdiction. And there are business reasons that the monolines are going the putback case route rather than this one. Remember that most of the MBS exposure (excluding CDOs) that monolines have is via HELOCs or second liens. That may put them in a position similar to that of the big banks: unwilling to take action on the first lien mortgages for fear of write downs on the second liens.

Yes, Bill Gross and MBIA and others are out there. And if they want to work the legals to make some money, or claw some back, they, or others like them, will. It’s really hard to see why the output of “Naked Capitalism” would so heavily in their ruminations as to be worth paying for (if that is what Jackson’s insinuating: he doesn’t seem to be able to bring himself to spell it out).

All of this stuff of Jackson’s is irrelevant and pretty much content-free;  but still, it’s an interesting glimpse of sell-side anxieties.

So what really matters about this case? Three things: the unfortunate Erica Congress, who has had her hopes dashed twice over now, once when she couldn’t pay her mortgage and a second time when she was turfed out of her house; and two blithe but pernicious affirmations by the judge: first, that an allonge doesn’t have to be affixed to the note, which just opens up the floodgates for document fabrication, and second that “digital signatures” are valid endorsements to the note.

Unfortunately, neither Jackson nor the judge seem to grasp the difference between a digital signature, “a mathematical scheme for demonstrating the authenticity of a digital message or document”, as Wikipedia has it, and a digitally reproduced signature, a simulacrum that can be knocked up in minutes by any sad sack in a servicer that can use Photoshop, Word, and a laser printer, and doesn’t authenticate anything at all, least of all a transfer of title. Using 21st century technology to recreate a state of screwed-up title that hasn’t existed in anglophone countries since the mid-17th century is nothing to crow about, Mr Jackson. As a citizen of the US, it ought to make your blood run cold. It’s not just about the money.

At any rate, the more this stuff is talked about, the more lawyers (in less frivolous jurisdictions) will furrow their brows about the damage being done to the integrity of basic property transfers. So we will keep the pot boiling.

Making Things Worse

by digby

Who could have ever imagined that electing a criminal tea partier to the highest office in the state would cause problems?

Rick Scott, the conservative Republican billionaire who plucked the governor’s job from the party establishment in November with $73 million of his own money and the backing of the Tea Party, vowed during his campaign to run the troubled state like a corporate chief executive (which he was) and not a politician (which he proudly says he is not).

And now it has become a problem, some of his fellow Republicans say.

“The governor doesn’t understand there is a State Constitution and that we have three branches of government,” said State Senator Mike Fasano, a Republican from New Port Richey who upset Mr. Scott with rough handling of his staff during a testy committee hearing. “They are talking about the attitude that he is still the C.E.O. of his former health care corporation, and that is not going to work in this state, in Tallahassee, in my district. The people believe in three branches of government.”

Republican lawmakers in Florida were hoping for a smoother transition. Instead, they say, they got top-down management from a political novice.

With the Legislature convening on Tuesday for a potentially arduous two-month session that is bound to usher in major cuts in spending and jobs and radical changes to education, pensions, unemployment benefits and Medicaid, the governor will be tested on a broader, more public scale. Florida faces an estimated $3.6 billion budget shortfall this year and has a stubborn 12 percent unemployment rate.

“I think there have been some understandable growing pains because government doesn’t function like a corporation,” said Speaker Dean Cannon, a Republican from central Florida, taking a more measured tone than Mr. Fasano.

Read the whole article. Basically, he believes that he is now a monarch and can do anything he wants without any input from the other electe4d leaders. And here's a little taste of what he plans to do:

Mr. Scott is single-minded in his plans to shake up Florida and create jobs. He wants to create a business-friendly environment, chop up the bureaucracy, peel away regulations and hand out $1.7 billion in tax cuts for corporations and property owners in the first year of his budget. Privatizing Medicaid and prisons is also high on the agenda.

In his budget proposal, Mr. Scott is seeking to eliminate more than 8,500 state jobs, including in the Corrections and Health Departments. His budget for the state’s already lean public schools is $1.75 billion less than this year’s, mostly because federal stimulus money dried up.

And he wants to cut costs in Florida’s pension fund by requiring more than 600,000 government workers, including police officers, teachers, firefighters, judges and retirees, to contribute 5 percent to their retirement. New employees would use plans similar to a 401(k). This has angered state workers, who have gone without a general raise since 2006. They plan large demonstrations around Florida on Tuesday.

Maybe this is what Floridians wanted, but I doubt it. On the other hand, it's what they should have expected. Rick Scott may be the looniest, most dishonest, powerful elected official in the country. And it was easy to see that going in. Stay tuned.

What to Expect When Getting a Roofers

When it comes time to correct or even substitute your roof, it can be a challenging job to locate someone who is actually competent for the job. There are many roofing contractors out there, but the types who will do a great job for any sensible price are not often easy to find. If you're in the marketplace for the service provider, make use of the ideas beneath for interviewing and hiring the correct one.

Interview as well as Consultation

Interview by Halans

Most roofers offer totally free consultations. This is especially essential, since it provides them a chance to evaluate exactly what your roof requirements, also it gives you a chance to evaluate all of them. As with all businesses, believe in intuition about the individuals you allow up on your roof. No issue exactly how great the contractor's status or even suggestion, he or she ought to start by showing a person having a business greeting card. If the service provider occurs looking and talking in an less than professional manner, most likely the job he is going to perform may also be less than professional. This is not to say that you ought to expect companies to reach in suits. They will be climbing in your roof, therefore most is going to be dressed up in jeans and function footwear or sneakers. If the service provider appears to be more interested in speaking upon their cell phone while on your roof compared to he's in analyzing your roof's needs, which may be an additional sign that he is not really the one to do the job. For the lawful protection, make sure that the service provider has adequate liability insurance.

Roof Evaluation

Many eco-roofs in Monaco by B℮n

Expect the service provider will be rising in your roof. In fact, any contractor who not need to go up on your roof to evaluate the problem should be instantly discounted. Those who are seriously interested in their function may possibly make a sketching of the roof's surface and tag problem areas on it because they undergo their own assessment, or they'll consider photos or video clip of the surface area while they're available online for. This is a very essential action, since it allows you to observe just what the troubles are as well as know how they will be fixed.

Estimation

The Pritchard House, December, '07. by Decrepit Telephone

The next phase would be the created estimation. The service provider will require away his calculator and come track of a written estimate. Some contractors will go to their truck or van and write up the suggestion, while some may crisis the amounts for the job prior to you. Once you are given the proposal, ensure that you understand which products will be utilized, how long the task will require and when you will find any extra or hidden expenses that may occur throughout the restore from the roof. The contractor should be able to solution all of these questions effortlessly and forewarn a person associated with a additional expenses that might be sustained if the roof's ethics be damaged inside.

After you have received several created estimations from roofers, assess exactly what each company or service provider would like to provide for that price. Do not necessarily low cost the highest bet, simply because occasionally the greatest bet will in reality function as the service provider who does the task correctly. Additionally, be skeptical of prices for bids which are significantly less than other people. They may be using substandard items or perhaps be unethical concerning the chance of hidden costs. Most importantly, trust your instincts and go with the service provider who enables you to feel most comfortable about handing more than your money.
